If it is deemed at that point that the item is faulty and it is apparent that it is a manufacturer’s fault then we will contact you immediately by email and you will be sent a report together with photographs of the issue.
However, if it is deemed that this has been caused by a tenant then the tenant will reimburse Robert Alan Homes for the works. It will not be charged to the landlord.

Our property management team are on hand 7 days a week on the telephone, Emails, WhatsApp, SMS to answer any questions that may arise.
This is particularly helpful for oversees landlords as time differences sometimes are an issue.
Condition Reports On Properties
As an investor or landlord condition reports are vital to your investment. We produce full reports together photographs, we also produce micro reports on any maintenance issues if it is deemed that the items have been damaged by the tenant.
Robert Alan Homes work in a different way to other agents, in that we will not just send a contractor to repair an item unless it has been inspected by one of our property directors.
Our job is to ensure you the landlord is not paying for works that are the fault of the tenant.
Mediation involving difficult tenancies / tenant disputes
If you have a tenancy agreement with another estate agency or you are privately renting your house and have issues with either the agency or the tenants Robert Alan Homes are happy to take this over and help you the landlord to resolve any difficult issues.

Rent reviews with supporting comparables
Landlords have to remember that renting a home, whether it be privately or through an estate agency is a business.
Robert Alan Homes make sure that if you the landlord is either not receiving the proper market rent or you decide that you would like a rent review then we will meet with the tenants at a mutually convenient time and date with comparable evidence on properties that have been or are being rented at present.
This takes the stress away from the landlord having to deal with the tenants directly.
Assessment of damage with supporting documentation
Robert Alan Homes has over the years carried out assessments of damages to property on behalf of many landlords. We can advise on tenants liabilities, any management works that need to be carried out, costings for any refurbishments or replacement items.
If you have a property that has been damaged we can also offer to you our Rent Guaranteed Scheme, which could mean that we will redecorate your investment free of charge (subject to terms and conditions) and you will receive rent immediately without any loss of income.

Screening
Robert Alan Homes understand that letting your house can sometimes be daunting, however as part of our referencing we also offer landlords the opportunity to meet with the prospective tenants. This will normally take place at our offices where you as our client can meet and greet your new tenants to give you piece of mind.
Eviction Advice
Robert Alan Homes can help you with any eviction advice and in some cases we can take over the process for you or at the very least help you with the process. Remember if you are a landlord and unsure please call us.
